Fat Prophets was founded in 2000 by Sydney stockbroker Angus Geddes (CEO). The company has since grown to become an internationally recognised and trusted financial services brand. The design brief for Fat Prophets' new Sydney Headquarters was conceived relatively quickly in response to the Client's demanding work schedule and his desire to have their interior project totally handled exclusively by an independent "single point of contact" person that would be totally responsible for the project intent and completion.
 
ACi exclusively ensured the office aspirations of Mr. Angus Geddes were delivered by designing a globally inspired space, reflecting where his company was headed, while staying on a strict budget. ACi was asked to create a dynamic space to accommodate 40-50 staff that included a dual-use reception area combining a new refurbishment of the lift foyer space as a multiple-use area such as Reception, client waiting area and a break out "oasis or ante-room". Since Fat Prophets were to occupy the whole floor ACi ensured that each element of the unique design intent worked congruently with the next workspace. Glass was used extensively for private offices and conference rooms to further enhance the open, transparent, and collaborative culture of the company’s new work style. Intelligent design created change to traditional workplace methodologies as to how the space would become flexible, expandable.....allowing it to breathe to meet the demands for future changes in the business.
 
The fit-out intent purposely captured and engaged all visitors as soon as they alighted from the lifts as well as those travelling between floors. The reputation and resultant awareness of Fat Prophets' benchmark interiors and presence within the 14 storey building grew exponentially. The intelligent design realised the advantages of the space being open and connected at the same time for all occupiers. The issue of security was achieved by the use of full height segmented glass partition enclosures and toughened glass doors seamlessly spanning 11m that was protective yet added another layer of conceptual and aesthetic expression. Fundamentally the glass enclosures produced the ability to greatly enhance the company's future branding capabilities by way of inexpensive graphic film applications.  The fit-out produced flexible functions for three separate conference and meeting rooms, executive offices, research offices and 33 x workstations all connected and in close proximity to team users. 
 
Collaboration takes centre stage in the visually grand boardroom from the lift foyer as the configuration enables formal and informal business meetings and discussions to take place simultaneously without affecting other users or the flow of users to other workspaces within the tenancy. 
 
The design brought all users together in an open transparent manner, yet still offered private work spaces and executive offices to co-exist.  This flexibility was achieved through the thoughtful use of toughened glass, aluminium framed glass doors, acoustic partitions and screened workstations.  Contemporary use of stone, ceramic, glass, recycled materials, re-use of recycled furniture and incorporation of the Client's antique furniture, within a modern minimalistic orientated space ........completes the successful office environment.

MobiDdiction is a company that creates mobility solutions enabling businesses to connect with people in a mobilised world and are a new-age consultancy company that merges Strategy, Design & Technology. They are a dedicated and focused group of experienced strategic marketers, planners, solution designers, programmers and project managers.
TravMedia is the travel industry’s global media network and the world's largest online news portal for travel media and travel industry PR professionals.
 
The two companies' business association required a new lease structure on Level 12 and a new lease-of-life. ACi collaborated with both tenants for their new fit-out aspirations. Their existing tenancy was stale and dilapidated and required more than cosmetics to keep them in that space. The project involved selective demolition of their 200m2 leased space on the 12th floor and construction remodelling encapsulated 60% of re-use of existing materials as per ACi’s environmental policy. The work was phased to minimise disruption to their operations and they were temporarily relocated nearby until fit-out and building services works were completed ready for them to operate their business. The project was successfully completed on a fast-track schedule being of 2&1/2 -3 weeks turn-around.
 
Spaces are easily visible and accessible from the entry. The larger desk-stations not only encourages casual interaction but promotes the integration of staff; bringing them together to draw on one another’s creative energies.

The Landlord had recently purchased a whole floor of 476m2 in original condition where it was in need of a substantial renovation in order to accommodate any form of future leasing strategies. One of the issues ACi had to contend with was the presence of an existing tenant occupying a section of the floor prior to any construction commencing.  ACi successfully manovered all demolition and construction works around the existing tenant so as to not disturb their quiet enjoyment of their space and daily business activities.  

ACi were commissioned for the project after providing a comprehensive project brief and initial design intent for the Client. Following instructions from the Landlord to keep within a certain budget, we proceeded to separate the floor premise into four (4) leasable tenancies of various sizes with incorporating all building services and the new refurbishment process into one project scope.

ACi were able to clarify the extent of new works to the existing tenant where they then sought to enter into a full lease within the new premise and also obtain a new purposely built fitout for themselves at virtually no cost. ACi were able to minimise the project's overall cost for the Landlord...... inturn providing a minimum project saving of at least 28% compared to traditional construction and leasing means. ACi advise that in certain circumstances it pays to quickly secure a potential tenant during the start of refurbishments and any base building works whilst emphasis is to assist the propsepective tenants in being knowlegeable and confident of what to expect regrading the proposed space. A "win-win" situation.

Japan Airlines (JAL) is one of the largest airlines in the Asia-Pacific region, connecting Japan with 102 destinations around the world and operating some 1,000 flights per week.
 
The D+C project performed for JAL was commenced during landlord works on Level 2 which was timely on the part of combining services works required to match their fitout. This had saved the tenant JAL a substantial amount compared to their fitout costs.We were very approachable and flexible to assist JALto allow one of their own IT personnel and electrical contractors to perform the necessary works they needed. ACi will often allow contractors to work in with themfor a specific project due to their long standing relationship with a Client. We manage them as if they were our own for no extra cost and are amicable that the Client was assisted either by obtaining a price reduction or enjoys years of Client performance understanding.
 
Re-used furniture and boardroom table were incorporated in the space planning to ensure these items fitted on completion of construction works. Ensurement of existing building windows were operable and functioning prior to completion was also activated with compliance and completed on time. ACi endeavour to understand existing building components that would be cost effective to reinstate at a later date; such as during demolition and refurbishment stages for the landlord there was an existing auxiliary AC unit present in the ceiling space which could be reconnected for minimal cost once a tenant was found. As expected the position of the ACauxiliary unit was incorporated into the fit-out design to be close to the location of the new comms room which was a windfall for JAL and the Landlord.
 
The project was completedwithin the duration of 3 weeks and to a tight fit-out budget that was outlined and agreed from the start.

Astellas Pharma is the second largest Japanese pharmaceutical company in the world, and operates in 40 countries with a worldwide workforce of 17,000. The fitout was started and completed by one of our Senior Team Members within a tight timeframe of only 3.5 weeks.
THE first Japanese pharmaceutical company to ever operate in Australia had opened its doors in NSW. The new operations, based in North Ryde, were set to bolster local employment as well as research and development, and in the future will introduce “important new medications” to the Australian market.
 
With the brief taking 10 days to complete due to numerous Client changes the fitout was to commence immediately with Council approvals provided within 8 days. The Client's main concern was that it had to vacate the virtual offices it temporarily occupied within 3.5 weeks and it was crucial that their operations, now underway, could continue without hinderance in their new state-of-the-art premise. Zed Banic had worked closely with Astellas staff to procure most of the furniture and storage cabinets so it would arrive on  time. Cost reports were presented each occassion new furniture was requested and a cost report helped Astellas be informed exactly as to what costs they were generating through new purchases. No purchase was made until authorised by a specific project delegate.  All credits or additions were closely documented due to their global expenditure allowance, which was met.
 
The challenge was embraced with dedication for this very fast-paced schedule that included all furniture eg full workstation desks, ergonomic chairs and screens, café style dining chairs on round tables, boardroom and meeting room chairs & tables with cable management systems eg underbench and slab-core drilled power and data routes, various celia tambour storage units, full custom kitchen, island bench with rubbish facilities and extra drawers and joinery, procurement of white goods and appliances. 
 
Glass was used extensively on private offices, meeting rooms, boardrooms to further enhance the open, transparent, and collaborative culture of the company’s new work style. Doors were all aluminium framed glass with stainless steel handles which do not need any maintenance and will last for 20 years. Formal and Informal meeting areas intentionally located throughout the space promoted a multipurpose work place for its team. A Storage and separate Comms room were added. The restaurant-like café/lounge becomes not only a place for eating, but also doubles as a medium gathering space for work, rest or play.
 
 
Astellas big-wigs celebrate Australian launch
 
THE launch of the Australian branch of the second largest Japanese pharmaceutical company in the world, Astellas, was held at the NSW Art Gallery, attended by the company’s biggest players, as well as senior Australian politicians. Based in North Ryde the Aussie Astellas wing is set to bring local employment, as well as investment into local research and development, the end result of which will be future introductions of important new medications for local patients.

OKi is a global business-to-business brand dedicated to creating cost effective, professional in-house printing solutions. ACi's own Senior Project Manager headed up the Design+ Construct project successfully completing it within Oki's tight budget & time constraints.
 
The branding and design of Oki’s Ryde HQ incorporated their new approach to their working environment after downsizing from their previous larger Alexandria offices.  A complete design + construct service for the Oki fitout was requested……interior fit-out for the printing giant featured open workstation area for approxiamate 25 staff, a boardroom room for 10, private and open offices, meeting rooms x 2, a café style kitchen and breakout area, printer engineering and maintenance room, storage area, a full server room, a reception and waiting area and a large sales room.
 
A challenge was embraced for this very fast-paced schedule on a very fixed budget that included all furniture eg full workstation chairs and desks, café style dining chairs on round tables, boardroom and meeting room chairs & tables with concealed power and data points, celia tambour storage units and custom solid benches wall mounted.  Glass was used extensively on private offices, meeting rooms,  boardrooms to further enhance the open, transparent, and collaborative culture of the company’s new work style. Formal and Informal meeting areas intentionally located throughout the space promoted a multipurpose work place for its team. The café style arrangement offered not only a place for eating, but also doubles as a medium gathering space for work or play.
 
As with all ACi projects, we work closely with the Client to determine the nature and extent of their fit-out works required plus all the other components that are hidden. This was of specific importance with projects for our foreign clients that operate under unusually strict global rules and parent company procedural guidelines. Once their budgets are approved, there is very little room for changes since they become part of their overall global spending plans that are fixed by their parent entity. This experience in working with different sets of rules and regulations, and cultural sensitivities, helps us to deliver our projects on time and within the estimated budgets.
 
The fast-track schedule required full furniture selection, timber, porcelain and ceramic tiling, carpet tile flooring, all relevant building services upgraded, including an auxiliary AC system, to project completion and handover all completed in under 5 weeks. This required a precise management of multiple trades through multiple shifts, being 18 hour days, 7 days a week.

JX Nippon Oil & Energy is a business company that engages in oil and energy exploration and production (E&P) business in the JX Group, which is the leading "integrated energy, resources and materials business group" in Japan.
 
The Design + Construct project combined a boardroom, custom kitchen and storage joinery throughout, workstations, screens,, furniture, underbench pedestals, chairs, MD office and reception. graphic film applications were placed on all glass partitions to promote their branding.
 
"ENEOS" was coined from the words "ENERGY" and "NEOS" which means NEW in Greek.
 
 The brand mark designs "Energy" by a symbolical form. The globe in the center represents "Reliability" and "Continuity", and the spiral spreading outword symbolizes "Creativity" and "Innovation".
